Project Brief:
Renovation project to change existing 9-storey office building into a mixed-use auction house, gallery and associated offices. The works include validation of the existing structure, removal of much of the 1st Floor and associated strengthening, and remodelling of various floors.
Challenges:
A tight programme with a great deal of service coordination. Had to determine the relative lateral movement of the structure as both a portal frame and a series of cores and walls able to resist lateral loads. The elastic deflections were determined with FEA and approximations of the plastic behaviour were made to establish the extent of required strengthening works for the new double-height portal frame.
